Part 2 - Review Eligibility Criteria
1. At the time of your application you must meet the minimum and maximum income requirements based on the Inclusionary Zoning Program Criteria:
Studios - 2 person max occupancy
50% of AMI - $54,150 (minimum)
80% of AMI - $86,650 (maximum)
Area Median Income AMI
If 2 people apply for one studio they're income will be combined and must meet the minimum and maximum requirements as joint income.
2. Our co-op must be your primary residence. Your taxes will be filed within the District of Columbia using the co-op as your main and primary address the following year after you move-in.

Part 1 Application - EJF Real Estate Services
1. $60 Check or Money Order payable to: "1417 N ST NW Co-Op" (Credit Report)
No Cash Payments
2. EJF Real Estate Services Application Form
3. Government Issued ID or Passport (Social Security Card & Birth Certificate in lieu of ID)
4. Three Months of Pay Stubs
5. W2 or 1099 - For Non-Traditional Income:
Year-to-date profit and loss statement for self-employed applicants
Verification of alimony or child support income
Statement of trust fund, annuity, pension or retirement income, other documents accepted on a case by case bases
6. Signed Federal & Local Tax Returns
7. Six Months of Bank Statements
8. Asset Questionnaire Form
9. Documentation of Investment Income
If you have a 401K or Roth retirement account, your application requires a disclosure statement indicating your 401K or Roth account is used for retirement purposes and not as additional income.

Part 2 Application - DC DHCD
10. Department of Housing and Community Development Income Verification Document
11. Department of Housing and Community Development (DHCD) Employment Verification Document Must be signed by employer or HR department
12. $108 Check or Money Order payable to The Department of Housing and Community Development Due at your closing appointment with the title company after you've been approved by The Department of Housing and Community Development and have been voted in by the co-op board of directors post interview
Part 1 - Attend Your Scheduled Interview
Manuel Beltre will coordinate and schedule your board interview only after your application is approved by The Department of Housing and Community Development

Part 2 - Attend Your Scheduled Closing
Manuel Beltre will coordinate your appointment with the title company to schedule your closing date once you approved by the Board of Directors after your interview
You will close on (purchase) your unit after signing all relevant documents with the title company.

Part 3 - Select A Vacant Unit
Manuel Beltre will hand over the keys to your unit and you may officially move in!
